Job Summary
Macdonald and Company are partnered with a national multifamily developer who are looking to appoint a Vice President of Preconstruction to oversee a full division. The Vice President of Preconstruction leads the preconstruction functions of the organization and reports to the Senior Vice President of Construction.

Responsibilities include working with the regional preconstruction managers and regional vice presidents of construction to plan, schedule and budget new projects. This role requires a firm understanding of multi-family construction, the ability to create and develop partnerships with subcontractors, and incorporating best practices of the industry.Role and Responsibilities 1.

Project Design Review Participate in design meetings to assist in the development of the drawings and provide budget inputWork with design to ensure product selections match budget parametersPartner with subcontractors during the design phase for constructability and budget input on drawing packagesWork with the construction team to create initial project phasing plans and schedulesDevelop and maintain a standardized forms and checklists for plan reviews2. Preconstruction/PlanningSelect and partner with subcontractors early in the design phase for design and budget inputReview proposed site plans with the development team to provide initial schedule input, provide constructability input, and develop construction budgetsStay current with market trends, commodity prices, new products and new construction technologies to improve project budget accuracy, cost efficiency and schedule accuracyMaintain and expand on the organization's supplier and subcontractor database including vetting subcontractor qualifications3. BudgetingMaintain the organization's construction cost database to ensure it is up to date with current construction market costsDevelop and maintain project budget templates in Destini EstimatorPerform quantity take offs, apply historical construction costs and evaluate subcontractor pricing to develop budgets at each milestone of the design phase (ie conceptual design, schematic design, design development and guaranteed maximum price)Maintain master bid tabulation templatesDevelop and maintain pricing matrixes for each marketReview and provide input on project budgets generated by the preconstruction managers and design build teams prior to ensure accuracy prior to formal issuance4.

LeadershipLead weekly preconstruction team meetingsAllocate and prioritize preconstruction resources to achieve the organization's goalsFoster positive relationships and nurture a collaborative environment amongst a team of preconstruction, construction, design, development and portfolio management professionalsRecruit, hire, onboard and train new preconstruction associatesDevelop and deploy career development plans to train and mentor preconstruction associatesConduct performance evaluationsExperience & QualificationsEducation: A 4-year college degree is required. A Bachelor of Science degree majoring in Construction Management, Construction Science or Engineering is preferred. Experience: Five+ years' experience as a construction estimator, preconstruction manager or a director level role.

A background in project management and experience with leading a team of estimators or preconstruction managers is preferred. Proficient with performing quantity take offs and creating project budgets at all phases of design including the conceptual, schematic, design development and guaranteed maximum price stagesAble to manage and track budgets for multiple projects across multiple regionsProficient with quantity take off software platforms (ie On-Screen Takeoff and Destini Estimator)Proficient with MS Office and Bluebeam. Experience with Procore, Smartsheet and SmartBid is beneficialExceptional organizational skills with the ability to prioritize, multi-task, and lead all team efforts.
